Terms and Conditions - ANP Baner

1. General Information

These terms and conditions govern the Expression of Interest (EOI) process and any subsequent booking or allotment of residences at ANP Baner.

The project is located at Pan Card Club Road, Baner, Pune, and is developed by Home 365.

The project’s RERA registration is yet to be obtained, and all transactions will be subject to RERA compliance upon registration.

2. Expression of Interest (EOI) Process

• The EOI is a non-binding process that provides priority access to unit selection and exclusive launch benefits.
• EOI registration is mandatory to avail of pre-launch benefits and is offered on a first-come, first-served basis.
• Submission of an EOI does not guarantee allocation of a unit. Final selection depends on availability and project launch timelines.

3. Pricing and Payment

• 4 BHK Residences: ₹4 Cr – ₹5 Cr
• 3 BHK Residences: ₹2.7 Cr – ₹3 Cr
• Final pricing, including applicable taxes and charges, will be disclosed at the time of booking.
• All payments should be made via approved banking channels as per Indian regulatory guidelines.

4. Cancellation & Refund Policy

• Cancellation requests must be submitted in writing.
• Refunds for canceled EOIs will be processed after deducting administrative charges (if applicable).
• Post-booking, cancellations and refunds will follow the Agreement for Sale.

5. Unit Allotment and Agreement for Sale

• Unit allotment is subject to final approval and execution of an Agreement for Sale.
• Buyers must sign the agreement within the stipulated timeline, or EOI privileges may be forfeited.

6. Compliance and Regulatory Approvals

The project will launch only after obtaining RERA approval. Transactions will follow RERA rules and Maharashtra real estate laws.

7. Other Conditions

• The developer reserves the right to modify project details, pricing, or offers without notice.
• All promotional images and descriptions are indicative and subject to change.
• Disputes will be subject to Pune jurisdiction.

By participating in the EOI process, buyers acknowledge and agree to these Terms and Conditions.
